Product Type:

  • Office, Industrial, Retail, Residential and Mixed-Use

Target Deals:

  • Raw land for retail, office, industrial parks and mixed-use developments. Raw land for residential land development. Existing developments with value-add potential and opportunistic assets

Transaction Value:

  • $5 million to $50 million

Deal Characteristics:

  • Raw land for office and industrial parks: Strong locations within their sub-market. Atapco will masterplan, secure approvals, construct infrastructure and self-develop
    or sell ready-to-go parcels. Longer term hold/development strategy.
  • Raw land for residential development: Parcels with potential for 50 or more lots for sale to builders. Atapco will masterplan, secure approvals, construct site improvements and sell lots.
  • Acquisition of existing assets which are under performing due to vacancy, design obsolescence or under capitalization. Assets with additional development potential (e.g. vacant land and development rights) are a particular focus. Atapco will reposition and/or redevelop the property as part of a long term hold strategy.
  • Raw land or land in combination with existing assets as part of a mixed-use development. Atapco will masterdevelop projects with office, retail and residential components. Depending on the product and the market, Atapco will self-develop the end product or co-develop with others.
  • Transactions requiring ready access to equity capital due to the requirements of the seller, financial market constraints or the characteristics of the underlying assets.
