EAST GATE MARKETPLACE SEEKS LEED CERTIFICATION
Loudoun County, VA – East Gate Partners, LLC (a joint venture between Atapco Properties, Inc. and EQUINOX Investments, LLC) and Harris Teeter are pleased to announce that East Gate Marketplace has registered to be Loudoun County's first LEED Certified "green" shopping center. Located at the newly constructed intersection of Tall Cedars Parkway and Route 50, just west of the Loudoun County/Fairfax County line, the 194,000 square feet East Gate Marketplace will anchor the dynamic mixed-use East Gate Community when it opens in the fall of 2009. Currently under construction, the shopping center is designed to meet LEED certification requirements. LEED is the Leadership in Energy and Environmental Design (LEED) Green Building Rating System, which establishes performance criteria for the design of sustainable green buildings and development practices.
Scheduled to open in the fall of 2009, East Gate Marketplace will incorporate sustainable design elements featuring high performance building shell design and mechanical equipment, an emphasis on indoor air quality, environmentally sound site design and environmentally friendly construction practices. The result will be a healthy, environmentally benign and energy efficient development. Retail tenants can anticipate energy savings exceeding 17%, compared to a conventional retail strip center, and office tenants can anticipate over 15% energy savings.
In addition to the Harris Teeter grocery store, the center will include Wachovia and Chevy Chase banks, three restaurant pad sites overlooking Route 50, 40,000 square feet of in-line retail space and a 60,000 square foot office building. A 244 room full-service Sheraton hotel, a health club and 500,000 square feet of office space will also be integrated into the commercial core of the East Gate Community. Residential builders Centex Homes and Pulte Homes will be developing the residential portions of East Gate which surround the commercial core and provide for an environmentally friendly "walkable" community.
East Gate Marketplace is part of a 170 acre tract, assembled and entitled by East Gate Partners, within the 330 acre East Gate Planning District located immediately south of Dulles International Airport on Route 50 in Chantilly, Virginia.
Atapco and Equinox Investments broke ground for East Gate Marketplace in July 2007. Leasing for the retail portion of the center is being handled by KLNB Commercial Real Estate Services and interest in the in-line retail spaces and restaurant pad sites is strong.
Construction of the 244 room Sheraton Hotel and Conference Center is scheduled to begin this spring. Planning is currently underway for East Gate Commerce Center, the office component which, along with the Marketplace office center, is being marketed by CB Richard Ellis.
