The latest venture from Gina Palma—the visionary behind the acclaimed Facci Ristorante—ViVa blends authentic Italian flavors with modern American favorites and cutting-edge hospitality technology.</p>
<p>Spanning over 3,500 square feet with an expansive 800-square-foot outdoor patio, ViVa offers a diverse menu featuring signature Italian cuisine alongside American staples like wings, burgers, and cheesesteaks.</p>
<p>The restaurant’s defining feature is its seamless integration of robotics. Upon arrival, guests are welcomed by a virtual hostess and seated via a streamlined self-service system. To provide a highefficiency, tip-free dining experience, guests order via QR codes, while a fleet of four OrionStar Robotics robots handles table delivery. For those who prefer a traditional touch, physical menus and &#8220;call buttons&#8221; for human assistance are readily available. &#8220;ViVa represents a bold step forward in the dining experience,&#8221; said Gina Palma. &#8220;By leveraging technology for service, we can focus on delivering high-quality food in a vibrant, modern atmosphere.&#8221;</p>

The 124-acre industrial site, located in Suffolk, VA, offers the capacity to accommodate up to 1.5 million square feet of industrial space in either a single large-scale building or a multi-building configuration.</p>
<p>The CSX Select Site designation is awarded to development-ready properties along the CSX network where land-use considerations and comprehensive due diligence have been pre-addressed. This &#8220;shovel-ready&#8221; status significantly reduces construction timelines, allowing manufacturers to bring products to market faster.</p>

<p>· Logistics Connectivity: Proven rail serviceability and close proximity to major highways and interstates.</p>

<p>&#8220;Completing the sale of this warehouse reflects the strength of the industrial market and the quality of the asset,” said Brian Conklin, Vice President of Acquisitions for Atapco Properties. “We are proud to have delivered this state-of-the-art logistics center.”</p>
<p>Atapco Properties originally acquired the 32-acre site in 2021 and developed the property as a build-to-suit project, completing the Class A warehouse in the summer of 2023.</p>
<p>The facility is secured by a 20-year lease with the U.S. General Services Administration (GSA).</p>

<p>Industrial property investor Terreno Realty Corp. has expanded its D.C.- area portfolio with the acquisition of a 180,000-square-foot shell warehouse in Hyattsville.</p>
<p>Bellevue, Washington-based Terreno (NYSE: TRNO) paid $50 million for the class A property at 2300 Craftsman Circle and intends to invest another $7.6 million to build out the interior, the company said Friday. It expects construction to be completed in early 2027.</p>
<p>The seller was Baltimore-based Atapco Properties, which acquired the property for $15 million in August 2020, according to Prince George&#8217;s County property records. The building was assessed at $26.1 million in July.</p>
<p>The rear-load industrial building sits on 14.1 acres near the intersection of the the Baltimore-Washington Parkway and Route 50, about a mile from the D.C. line. It contains 45 loading docks and has parking for 156 cars.</p>
<p>Terreno is a real estate investment trust that acquires and operates industrial properties in six major metropolitan markets: Los Angeles, Miami, New York, San Francisco, Seattle and D.C. As of Sept. 30, it owned more than 300 buildings totaling more than 20 million square feet.</p>
<p>Its acquisition of the Hyattsville property expands its D.C.-area portfolio to 28 buildings totaling just under 2.2 million square feet. In 2024, it acquired the four-building Fleet Industrial Park in Franconia for $83.7 million and in 2023 it bought a newly delivered 33,000-square-foot warehouse on V Street NE in D.C. for $13.4 million.</p>
<p>Its local properties are 96.4% occupied, according to Terreno&#8217;s website.</p>

The site, located at the corner of Belmont Ridge Road and Portsmouth Boulevard, started initial groundwork in July 2025.</p>
<p>The new Sheetz convenience store will span approximately 5,000 square feet and will feature a comprehensive fuel station with three underground fuel tanks and 12 gas pump locations. The new store will have six EV charging stations, but they won&#8217;t be operational until a few months after the store&#8217;s grand opening. &#8220;Bringing this new Sheetz location to Belmont Greene will not only offer an all-in-one convenience experience to the Ashburn community but will also serve as a valuable partner to our neighbors,&#8221; said Kristina Moore, Vice President of Development for Atapco Properties. &#8220;We are thrilled to be breaking ground on this project and are confident that it will become a go-to destination for residents and commuters alike.&#8221;</p>

<p>The Reservoir Square project is also a textbook example of a collaborative public-private partnership. The City of Baltimore collaborated with MCB Real Estate, Atapco Properties, and MLR Partners, along with the Maryland Department of Housing and Community Development (DHCD), the Maryland Economic Development Corporation (MEDCO), national non-profit P3 –Foundation Inc. The sale-leaseback structure between the City and P3, with bonds issued by MEDCO, provides a path to ownership for the City, with a built-in reserve fund to ensure the long-term viability of the facility.
