Creekside is a residential project of 820 single family and townhome products and 208 apartments on 161.25 ACRES. It was purchased in 2010 and the apartments were subdivided and separated from the fee simple component. Atapco eventually completed a partnership with Chesapeake Reality Partners. The project came with an approved sketch plan and Atapco initiated marketing and development in 4 total phases, coordinating with the builder, Ryan Homes. Creekside was the first large scale project in Anne Arundel County to be designed with the Environmental Site Design concept for storm water management. It also was one of the first projects that incorporated the Transportation Fee Reimbursement Program enabling the construction of a full road section for road frontage and a signal at Spencer Blvd which was above the transportation mitigation requirement, greatly relieving many traffic issues. The architecture is of a warm, colorful and unique Craftsman style homes with an emphasis for workforce housing and active adult first floor master downs with product ranging from 16’, 20, and 24’ townhomes to 55’ single family homes. The project was constructed to minimize traffic, encourage walking and the use the many recreational activities available within the community. Atapco also assisted with the Marley Neck Elementary PTA student materials drive for multiple years, contributed to the food bank during the US Government “shutdown”, and planted trees, fixed school entrance, park, and exercise trails at the local middle school.
