The site, formerly home to an Owens Corning asphalt shingle manufacturing plant, is a brownfields redevelopment project. Atapco Properties in partnership with Chesapeake Real Estate Group completed the environmental clean-up of the site through the State Voluntary Clean Up Program. In keeping with Atapco’s commitment to sustainable development, the partnership revitalized 8235 by planning a major redevelopment of the the site and securing Feld Entertainment as the primary tenant for a build-to-suit Class-A modern warehouse facility that dramatically increased operational efficiency for Feld Entertainment and enhanced the surrounding community.

Upon completion, Atapco and its partner, Cheasapeake Real Estate Group, sold the then 80% leased building to Principal Life Insurance Company. The project’s convenient location allows for immediate access to all of the major highways between Baltimore and Washington, DC and is less than 10 miles from BWI Airport and 17 miles from the deep water inland Port of Baltimore.
